ColyVan Pacific Real Estate Management Services Ltd. (ColyVan Pacific) is a full-service management company engaged in the business of Property Management on behalf of our clients. Our managers are all highly regarded, seasoned professionals. Our philosophy emphasizes quality.

Our mandate is to provide service to our clients while adhering to ethical and procedural standards. We believe in only one standard of service - excellence - and we are selective about the clients with whom we choose to work.

ColyVan Pacific and each Property Manager are licensed under the Real Estate Act of British Columbia for the protection of our clients.

ColyVan Pacific utilized the services of Coopers & Lybrand, Chartered Accountants, to establish our financial services and this accounting expertise and purchase order system sets us apart from other management companies, allowing us to offer our clients a range and quality of service not normally found in property management organizations.

Our computer network service gives ColyVan Pacific technical support, backup and data security for our systems and most importantly for our clients. It is essential in maintaining accurate records.

All employees are covered by a $1,000,000.00 Fidelity Bond in addition to the nominal bonding requirements under our licensing through the Real Estate Council. ColyVan Pacific also carries Errors and Omissions Insurance for both management and staff.

The following is a brief biography of our management team.



President - ALLAN LANDA

Allan has been a professional in the property management industry for the past 11 years. In 1995, he successfully built his own management company from the ground up called Pacific Property management Ltd. In 1999 Allan orchestrated a co-operative venture with ColyVan Property Services Ltd., merging Pacific Property Management with ColyVan Property Services to form ColyVan Pacific Real Estate Management Services Ltd. Through hard work, a keen sense of understanding the clients and building a strong relationship with the staff the company today has grown to one of the largest property management companies in Vancouver. Allan has currently poised the company for future growth and to become the leader in the property management industry in B.C.


Senior Manager/Supervisor - BRIAN CARLETON A.C.C.I.

Brian is a professional Associate of the Canadian Condominium Institute with over 30 years experience in property management of all types of buildings. In addition he has been involved in the amendments to condominium and strata legislation in British Columbia , Alberta , Saskatchewan , Ontario and many other jurisdictions. Brian is involved in setting terms for firms providing life cycle costing for buildings to manage contingency fund requirements. Brian is working with Alan to provide ongoing training for the staff and to continually refine the delivery of services to our clients. Acting as a resource to the other managers Brian brings his experience in the construction and development of multifamily projects of all types for the benefit of out clients.

  • According to our peers, ColyVan Pacific employs the most senior, stable and knowledgeable staff in the condominium industry. Most staff possess between 8 to 20 years of condominium experience.

  • ColyVan Pacific's licensed and bonded Property Managers are not paid on commission, nor do they attempt to manage between 16-24 buildings; a common trait to our industry. Our company policy restricts each manager to eight (8-10) buildings in order to maximize the service level to clients.

  • The Company President maintains an active role in the day-to-day management of the company, and also attends many meetings. In addition, with his extensive background, he assists the designated property manager with building envelope issues or technical matters.

  • ColyVan Pacific is unique in the industry, having a 24-hour Emergency Service with two backup personnel on-call to ensure building problems are handled efficiently.

  • ColyVan Pacific maintains its edge by regular in-house training sessions with industry-leading consultants, lawyers, engineers and related trades.

  • ColyVan Pacific has arranged a unique service, whereby your separate Trust account gains interest on your current account at prime less 2%, or better. This flow through of "found" moneyeffectively reduces our management costs.

  • ColyVan Pacific's policy ensures that a minimum of three quotes are obtained for services to your building. For large contracts (ie: plumbing re-piping), we obtain four to five engineering quotes, and at least four contractor bids.

    PROPERTY MANAGER ASSISTANTS

    Our Property Management Assistants, once unique in our industry, form the liaison between our Property Managers, Strata Councils and Owners and tenants, ensuring continuity in all matters concerning the buildings when the manager is away from the office carrying out site inspections and especially during staff vacation or sickness.

    Our knowledgeable assistants play an intricate role in maintaining quality of service, both through document production and as front line communication

    PROPERTY ADMINISTRATORS
    The administration department plays the most active roll in the office from producing the documents and letters to tracking the miscellaneous expenses for mailing, photocopying, long distance and all other items as they relate to each building individually. The property administrators assist accounting, the property managers and the property management assistants, as an integral cog in the wheel of our business.
